These Terms Apply to Every Stay

When you book with Pearl Heights Homes—whether directly through our site or through any third-party platform—you're agreeing to the same terms that protect both you and our homes. We operate three properties across San Antonio, and each one is held to the same standard of care and the same set of expectations. Booking through Airbnb, Vrbo, or any other platform doesn't change that. These terms are ours, and they travel with the reservation.

How We Keep Things Right

Four essentials that protect your stay and our homes. We enforce these fairly and consistently across all properties.

  • Guests must be 25+ with valid ID

  • Occupancy limits strictly enforced

  • No parties or large gatherings

What to Know Before You Arrive

Check-in is at 4:00 PM, check-out at 10:00 AM. If you need to stay later, let us know ahead of time—we'll do our best to arrange it, though we do charge for additional nights. WiFi is included at most properties, but we can't guarantee it'll be bulletproof; if you need rock-solid connectivity, bring a mobile hotspot as backup. Smoking and pets aren't permitted unless your listing says otherwise—violations carry a $500 cleaning charge. The property is yours to enjoy, but it comes back to us in the same condition you found it. Normal wear and tear is expected; damage beyond that gets billed to your card on file.

Book now, change your mind tomorrow—we'll refund 95% of your payment. It's that simple. After 24 hours, the terms below apply.

30+ Days Before Check-In

Plenty of time to plan. Cancel anytime before that 30-day mark and you'll get 95% back. We just keep 5% to cover processing.

14–29 Days Before Check-In

We're halfway to your stay. Cancel now and you'll get 50% of your payment back. Within 14 days, there's no refund—the booking is yours.

What You Need to Know About Liability and Protection

When you stay with us, you're entering our home—and we want you to feel secure. That's why we're clear about what we cover and what you should protect yourself against. Pearl Heights Homes carries standard liability coverage in compliance with local regulations, but this doesn't extend to your personal belongings or travel interruptions. We strongly encourage you to get travel or rental insurance before your arrival. If something happens to your car, luggage, or valuables during your stay, that's on your insurance, not ours. We also ask that you acknowledge our liability waiver when you check in—it protects both of us. If you leave something behind, we'll retrieve and ship it back for a $25 fee plus actual shipping costs; items unclaimed after 10 days are donated or discarded. These aren't rules meant to complicate your stay. They're the honest terms that let us operate fairly and keep your experience straightforward.

How We Resolve Disagreements

If a dispute arises during or after your stay, we ask that you work with us through mediation before pursuing legal action. It's a straightforward process—both sides share the cost equally, and we meet to find common ground. These terms are governed by Texas state law and adjudicated exclusively in Bexar County, Texas. If your reservation includes multiple guests, each person is individually responsible for upholding these terms, though the primary reservation holder carries the full obligation for the entire stay.
